Canada’s major urban centres and surrounding communities are making real estate history with high levels of market activity sustained right into an autumn season that is traditionally quiet, mortgage specialists say.

“This is the first time in three decades with no seasonal cooling off in any major housing market in Canada,” says Chris Kiskunas, regional sales manager, Career Sales Force at RBC Royal Bank.

“In Vancouver, Toronto and the Montreal-ottawa corridor, new and resale houses are moving, driven by large immigrant populations, aging boomers moving into condos in the city, and first-time buyers encouraged by record-low mortgage rates,” she says.

Sebastien Coulombe, RBC mortgage specialist in the Gatineau area of Quebec, echoes Ms. Kiskunas, labelling 2011 as a “fantastic year.”

Stable employment in Ottawa and an expected 4,000 new jobs brought in by two new government towers under construction in Hull are pulling in buyers from smaller towns in Quebec as well as new immigrants to Canada, he adds.

“Property sales are done in 90 days. I should be in a slower period right now, and instead I am excessively busy,” says Mr. Coulombe.

Homebuyers can save some 20 per cent on home prices by moving from Ottawa to Quebec, and single family homes in the $180,000 to $280,000 range are selling “like hotcakes,” he said.

“People just cross the Champlain Bridge to go to work.”

In Toronto, new immigration and trends specific to the lifecycle of the buyer are among the factors pushing up condo sales, says Ms. Kiskunas.

“The condo market downtown is really busy. First-time entry-level buyers, combined with people downsizing from suburban homes, are dominating the sales picture,” she says.

She says that housing anywhere along the Toronto subway line is also hot because of easy transit access to work and shopping. Young families are snapping up single homes in less congested Greater Toronto areas such as Newmarket, Burlington and Milton, which are accessible by the commuter GO transit lines.

Ms. Kiskunas observes that the Toronto market is unique. “We’re cheaper than Vancouver and globally affordable.”

Buyers arriving from China drove the market in the Vancouver area earlier this year, and this created a ripple-out effect for all homebuyers, says David Cole, RBC mortgage specialist in Vancouver.

“Some buyers can no longer afford prices in Richmond and West Vancouver, so they get pushed into neighbouring communities that might not have been their first choice, such as Burnaby and Surrey,” he says.

Condos on the West Coast, too, are driven by the same buyers’ mindset as they are in Toronto.

“People who whooped to be in a detached home often just can’t afford it, so they are moving into condos now to build equity before they take that next step up,” says Mr. Cole.

He says sustained housing demand is being fuelled by British Columbia’s diverse economic mix of tourism, mining, forestry and service industries as well as the population growth spurred by the people moving to B.C. from Asia and from the rest of Canada.

Winter in Canada can be a stressful time for many. Driving in storms, shoveling snow, and keeping warm is on everyone’s mind as the weatherman begins to inform us of temperatures in the negatives. But it’s not just our bones that need to be kept warm during the winter months.

A home needs just as much preparation for the winter season. Winterizing your home is an important process for any home owner. But where do you start and what needs to be looked at?

Here are some tips on preparing your home for winter inside and out:

1. Clean out the Garage

For some, this may seem like a daunting project but you’ll thank yourself for completing it when the first snow fall hits. Keeping your car in a garage will not only save time during a busy winter morning, but it will also keep your car in better condition.

2. Get your Furnace Serviced

Making sure your furnace is fully ready for the cold weather ahead is very important. Prepare yourself with extra filters and program the thermostat to save some money. While you’re at it, be sure to turn off your A/C.

3. Inspect all Door and Windows

You may not know it, but there could be cracks and exposed entry points around pipes. Now is the time to check all windows and doors to seal any cracks. This will prevent cold air from entering the home and cracks from getting larger.

4. Prepare your Garden

Trim any trees or branches that may hang close to the house, windows, or electrical wires. A server storm could result in broken branches. Turn your garden bed to allow the soil to re-neutralize during the winter months. Move any potted plants indoors or to a sheltered area to prevent damage.

5. Prepared Plumbing

Ensure all exterior pipes are turned off and drain the hose to prevent freezing.

6. Winter Cleaning

Take the time now to have a cleaning session. Remove items from the home that you haven’t used in the past six months. Holidays are around the corner and you want to ensure that your home is ready for all decorations or any winter projects.

7. Put Christmas Lights Up

November is the perfect time to hang Christmas lights. Wait for a dry warm day and prepare decorations now. Trust me, you don’t want to be doing this task in extremely cold weather.

Halloween Decorating Tips on a 'Scary' Budget

It’s starting to get darker earlier, and the streets are becoming a bit spookier. Take a drive through any neighbourhood and you’ll notice that the beautiful house down the street now looks like a graveyard. It’s Halloween. It’s a time for tricks and treats and the chance for kids and kids at heart to get their scare on. However, the ghosts and ghouls aren’t the only scary creatures. The economy has many of us worried. But don’t let that monster ruin the fun! Here are some great tips for enjoying Halloween on a tight budget.

You don’t need a ton of special effects or store bought items to be a favourite haunted house on the street. There are many things around the house that can be used for Halloween night.

Old Christmas lights (especially white or red lights) can be hung around the outside of the home to give a scary effect. Cut up garbage bags and hang them on windows or railings to create an abandoned feeling. Candles are also a great effect. Line up the candles on a front porch for a flickering atmosphere.

You can even find a use for all the leaves on the ground. Take an old pair of jeans and stuff it with leaves. You can then place the jeans in odd spots around the yard (see photo).

If you really want to scare the kids you can always dress up yourself and hide and jump out at trick or treaters. The trick is to find a great hiding spot!

Get your kids involved. Using old cardboard and black markers you can make your own graves. Have fun and be creative. Again you can use leaves and pile them up by the graves and use old clothing to create a ‘new grave’ effect.

Why Now is the Time to Sell

Financial consultant Jose Jimenez has been on his own gut-wrenching roller coaster ride the last few weeks — and not because of the stock market fluctuations he monitors daily.

Jimenez, 35, has been trying to buy his first home.

“In a way, I’ve been rooting for the markets to tank a bit and hoping that might encourage other people not to buy right now, but that doesn’t seem to be the case,” says Jimenez, whose wife is expecting their second child.

In fact, whipsawing markets, fears of a double-dip recession and global economic uncertainty seem to have made housing look as good as gold.

Canadian home sales were up 12.3 per cent last month from July, 2010 and are expected to grow slightly the rest of this year because of low interest rates, the Canadian Real Estate Association said Tuesday.

“We anticipate that, going forward, the housing market in Canada is going to be an oasis of stability compared to what is expected to be further volatility in financial markets,” Gregory Klump, CREA’s chief economist, said in a telephone interview.

Almost 285,000 housing units have sold across Canada so far this year, just 1.6 per cent below sales for the same period last year, and that’s expected to hit 450,800 by the end of 2011, according to CREA forecasts.

That’s despite dire predictions earlier this year from some housing analysts that the real estate bubble is overdue to burst and send Toronto prices toppling by as much as 25 per cent.

Jimenez is keenly aware of all those numbers but has a few more pressing ones on his mind: His second child is due in September, his 2-year-old daughter Sadie will start school in a couple of years and Jimenez and his wife, Sydney Richardson, just want a house they can make a home.

Richardson is now worried the couple are “doomed” to have to raise their children in their two-bedroom Beach apartment after losing out Monday in a six-person bidding war — their second in just a few weeks — on a renovated three-bedroom Beach semi that was listed for $699,000.

The couple offered $703,000, only to be outdone by a so-called “bully bid” — a down-to-the-wire offer almost $100,000 over asking price.

Last month they were braced to offer $70,000 over the $550,000 asking price for a Rhyl Ave. house but found themselves up against 13 other potential buyers. The house sold for $120,000 over asking.

The couple has talked about putting things on hold until the real estate market calms down, but their biggest fear is that day will never come.

While Sonya Gulati, an economist at TD Economics, anticipates sales will be a little more subdued in the fall, she said first-time buyers and immigrants are still being drawn into the market by interest rates that are expected to remain low until 2013.

“On the one hand, they are incredibly brave given all the economic uncertainty out there,” says Gulati, “but you need a place to live and a house is a long-term purchase so people seem to think it makes sense despite the market gyrations.”

Real estate agent Dave Tsaparis says he’s seeing more and more home buyers, banking on low interest rates, taking on mortgages of $300,000 to $500,000.

Veteran Beach real estate agent Dianne Chaput blames lack of supply for many of the bidding wars, but expects that could ease in the fall as more baby boomers look to cash out on their biggest asset at peak market.

Domenic Polsoni is so confident real estate is a sure bet, he recently traded in his Milton home, and gave up one car to help finance the move to a more expensive house in the Dufferin St. and Sheppard Ave. area.

“People have been saying for years that the real estate bubble is going to burst, but I can’t imagine that will happen. We survived a major hit in 2008, people held their breath and then everything just seemed to march along.”

Jimenez fears getting caught up in the current real estate “panic.”

“But this is the neighbourhood where we want to raise our kids. Even if we were to take a short-term loss, I wouldn’t be too worried about it in the long run.

“I think we’d definitely get the value back from it, not just in the sale price, but in the life we will have had bringing up our family in that neighbourhood.”

When I was a kid, my summer months were spent up at my grandparents’ cottage. I used to love the peace and tranquility of cottage towns, the lake, and the friendly residents that I would meet every year. But that feeling and experience was shorted lived when my grandparents had to sell their cottage. That was over a decade ago, and I still long for my cottage summers. Now, as a young adult, the urge to escape the hectic city grows stronger every day - until I started working in Port Credit.

Two years ago I got a job in Port Credit. I never heard of the place before and pictured Square One when I knew I was going to be working in Mississauga. On my first drive into the new office I felt as if I left the city and entered into a small town. It was like driving through a Main St somewhere outside of the city. The streets were lined with people, the lake had an array of boats out, and the smell of homemade food lingered through the air. Needless to say, it was a great start to my new job.

Today Port Credit has become a home away from home. It’s a place of tranquility and excitement. You can find a quite place to read or a place to relax with family and friends on a patio. It’s an area that is home to many friendly faces and people who want to hear about your day. The residents here seem to never want to leave, and now I know why. Although Port Credit is just a small area found in a large city, it’s hard to imagine life past Cawthra Road.

I’ve only worked in Port Credit but that may just change soon enough. I have my eye on my next apartment down the street from the office. I can’t wait to start calling Port Credit home.

Demand for luxury homes intensifies amid rising Canadian and global wealth

Record or near-record activity reported in most major centres from coast-to-coast

Mississauga, ON (May 18, 2011) -Improved financial standing among high net worth individuals is the major factor driving strong sales activity at the top end of Canadian housing markets, according to a report released today by RE/MAX.

RE/MAX Ontario-Atlantic Canada and RE/MAX of Western Canada examined 12 major centres from coast-to-coast and found that luxury sales have surged in close to two-thirds of housing markets between January 1 and April 30 of this year, compared to the same period in 2010. Leading in terms of percentage increases over the four-month period were Greater Vancouver (118 per cent)-where foreign investment has also played a major role-Ottawa (59per cent), Calgary (51 per cent), Halifax-Dartmouth (27 per cent), Winnipeg (24 per cent), Hamilton-Burlington (13per cent) and Greater Toronto (nine per cent). Six of the seven major cities-with the exception of Calgary-are poised to set new records in top-end activity by year-end. Several are just short of peak levels reported in 2010, such as Victoria, Regina, and London-St. Thomas.

"Three key factors-serious equity gains, stock market recovery, and improved economic performance-have been behind the push for luxury housing product across the country," says Michael Polzler, Executive Vice President, RE/MAX Ontario-Atlantic Canada. "The combination also continues to bolster the bottom line of high net worth individuals both nationally and globally. The impact of that wealth is being seen in the demand for all things luxury-from homes to cars, collectibles and fine wines."

It seems like everywhere you go now all you can see is red hearts, teddy bears, and cupids. It's the season of love.

Valentine's day is just a couple of weeks away. Dinner reservations are booking up fast and chocolate hearts are flying off the shelves. Are you ready to treat your special someone to a night out on the town but not sure what to do or where to go? Luckily for you Port Credit has some great spots for you to express your love this February 14th.

If you like the traditional candle light dinner, then you better call and make your reservation at TEN Restaurant and Wine Bar. This year the restaurant will be featuring a selection of 3 course meals for $39.91.
